I wonder just how many folks got caught badly in the downturn in the market, when they bought a property at what looked like a bargain price, spent a thousands of pounds doing it up, in the vain hope of selling it on at a profit. How much will it be worth if it was made up to a good condition? Get in a builder who is used to subbing out the various aspects of the trade, and get a realistic quote for the renovation work. Now work out your potential profit, and assess how badly the market would need to downturn to wipe that profit out, and land you in debt. Now you have a reasonable assessment of the risk.
